On 22nd March 2002, Phase 2 of the By-Pass Park Estate was officially opened by Alan Johnson MP: Minister of State for Employment Relations and Regional Policy.


By Pass Park
The Sissons By Pass Park estate is located on the Sherburn-in-Elmet By Pass. Developed in two phases, both phases now complete and we have some units vacant for new tenants.

Phase 1

Sissons has recently erected industrial units on its Bypass Park Estate which it is leasing to various businesses. All phase 1 units are presently occupied but 8 new units are now available for potential lessees from Phase 2 of the project.



Phase 1 of the By Pass Park Estate is one of the first private sector projects to be assisted by Rechar money from the European Regional Development Fund. The Rechar scheme, which was set up to help mining communities hit by pit closures and other job losses, has provided £151,000 towards the £809,000 cost of the development.

     
    Phase 1, was a development of six industrial units measuring from 4.000 sq. ft upwards on our By-Pass Park Estate, developed on the site of the former Northern Foods factory. We are continuing to work in partnership with Selby District Council and Selby College on the regeneration scheme.

 
   
     
   
Our current tenants of Phase 1 are Manufacturing based companies, who without hesitation seized the opportunity. to situate their business in the heart of North Yorkshire, with easy access to the M1, M62, M18 and of course the A1.
Phase 1 was officially opened on the 24th September 1998, by John Grogan MP for the Selby constituency. It was attended by Selby Council officials, Selby College officials, and various leading business representatives.


There are barriers present to prevent un-authorised access, and also security guards. The whole area is protected by fully remote controlled Video Surveillance System, which is also linked to the headquarters. We also utilise the remaining area as parking for our tractor units and trailers.

 
     
   
Phase 2

Phase2 of Bypass Park Estate was passed by local planning in April 1999. It comprises of eight new industrial units from 4,000 to 18,000 sq. feet.

The Development.
By Pass Park estate comprises new high specification industrial units, suitable for B1, B2 and B8 operations. Phase 2 continues using the same formula that made phase one so successful, with units of 4000sq. ft. (371.6 sq. mtr.), 5000sq. ft. (464.5 sq. mtr.) and 6000sq. ft. (557.4 sq. mtr.). Obviously by combining units, larger floorspace requirements may be accommodated. Design build requirements invited.

Specification
The units are of traditional portal frame construction with 18 feet (5.5mtr) eaves height. External elevations will have a combination of brickwork and platisol cladding. A single office and W.C. will be provided, allowing occupiers to increase office provision if required. Security measures on the estate include CCTV, perimeter fencing and entry/exit guard office.

Lease Terms
We are adopting a flexible approach to lettings. Minimum lease term is 3 years with rents from £3.75/sq. ft. plus VAT and service charge (covering security, estate lighting etc.). The ingoing tenant will be responsible for contribution of £500 (plus V.A.T.) towards the landlords legal fees in the matter.
